SJB was appointed by Transport for New South Wales (TfNSW) to provide a concept master plan for the adjoining lands to the proposed Bella Vista station. The largest of seven precincts along the North West Rail Link corridor, the adjoining lands at Bella Vista have the potential to become a significant new mixed-use community, based around frequent public transport services, a variety of new housing types, new employment, retail, community and recreational uses.

In preparing the concept master plan for the site, SJB envisioned a future urban structure capable of accommodating and supporting a vibrant new community. ‘New Bella Vista’ has the potential to accommodate up to 3,500 new dwellings and 20,000 jobs, with buildings ranging from two-storey terrace houses to high-rise office buildings.

The TfNSW design principles provided a basis for the site’s urban framework, enabling staged and progressive development to occur over time. Around half of the site area could be delivered as open space, accommodating new parks, existing water ways and rejuvenated riparian corridors.  The build-out scenario will be a remarkable place to live, work and recreate.
