81 Bell Street Former Coburg High School

P

SJB Planning assisted award winning developer, Hamton Property Group and its joint venture partner Macquarie Real Estate Equity Funds, with facilitating planning approval for the redevelopment of the former Coburg High School site, in Bell Street Coburg.

This significant mixed-use, urban renewal project, designed by Jackson Clement Burrows, incorporates a uniquely designed and sited building ranging in scale between 2 and 13 storeys and incorporating over 500 apartments, 3,000 square metres of office and retail floor area, community facilities and a significant landscape courtyard area.

The project was a direct response to Moreland City Council’s “The Coburg Initiative”: a Council led program established to facilitate significant redevelopment across the Coburg Activity Centre. The design responded to the site’s strategic planning context and the need to accommodate development at a greater density, whilst delivering an outcome that respected the sensitivities of the adjacent park and residential hinterland. The development will set a new standard for design and higher density mixed-use development in Coburg and other activity centres across metropolitan Melbourne.

SJB Planning managed the preparation and lodgement of the combined planning scheme amendment and permit application, which was the subject of a complex and at times controversial approvals process, including reviewing an Independent Planning Panel. The level of development approved significantly exceeded what was initially envisaged for the site and demonstrates how greater intensity of development can be delivered in a sustainable manner.
